The fine print, in plain English

Terms and conditions

Last updated 5 November 2026

These terms cover work done by Clean & Seal Pty Ltd (ABN 97 701 309 962), trading as Clean & Seal. They are written in plain English so you know what to expect before we start.

When you accept a quote, you agree to these terms. If a crack repair is on your quote, the crack repair terms further down this page apply as well.

General terms

Your quote

  • Your quote sets out the areas, the work and the total you pay, including GST. Anything not on the quote is not included.
  • We quote from a site visit, the satellite view or your photos. If the area or the condition of the surface turns out to be different, we will talk to you before doing anything that changes the price.

Deposit and payment

  • The deposit on your quote buys your sealer and holds your spot in the run.
  • The balance is invoiced when the work is finished and is due within 7 days.
  • Bank transfer has no fee. Card payments incur a processing surcharge, which is shown before you pay.
  • If you cancel before we have bought your sealer, we refund your deposit. If we have already bought it, we may keep what the sealer cost us, less anything we can return or use on another job.

Weather and timing

  • We only seal on a confirmed dry weather window. If rain rolls in, we hold. That is us protecting your finish, not us running late.
  • The clean and the seal are usually on separate days, because the concrete has to dry in between. Dates can move with the weather, and we will text you when they do.

Getting your place ready

  • Please have cars and anything else moved off the area, and give us access to it and to an outside tap.
  • You don't need to be home if you have told us that's OK. It is all outdoor work.

After we seal

  • Keep foot traffic off for 12 to 24 hours (we recommend 24) and cars off for 5 days. We tape it off for you. Marks left by using it early are not a fault in the work.
  • Skids, hard braking and heavy vehicles can leave tyre marks, and these can be hard to clean.
  • Oil spills and chemicals can affect the seal, so clean them up as soon as you can.

Sealer fades over time

Concrete sealer does fade over time. With two full, heavy coats it typically lasts 3 to 5 years before it starts to show signs of wear, but that depends on traffic, sun and how it is looked after. It is a guide, not a promised lifespan.

Cracks and the condition of your concrete

  • Sealing protects and improves the look of your concrete, but it does not change the concrete underneath. It's concrete at the end of the day, and some concrete has more cracks than others.
  • Existing cracks, chips, patches and rough areas may still be seen after sealing. Once concrete has been thoroughly cleaned it tends to show more imperfections, and some only show once the seal has gone on.
  • Concrete moves, so cracks can open up or new ones can appear at any time. Sealing does not stop that.
  • We take photos before we start, so we can both see what was already there.

Surfaces that have been painted or coated before

  • If your surface has been painted or coated before, the new sealer grips to that coating rather than penetrating into the concrete. The old coating can also react with the new sealer. Either way, it can peel or flake.
  • We will prep it as well as we can, but there is no guarantee it won't flake again on those areas. Grinding the old coating off is separate work, and we can quote it if you want it.
  • Please tell us if you know or suspect a surface has been painted or sealed before.

Weak or powdery concrete

Sealer can only hold on to the concrete under it. If the top of the concrete is weak or powdery, or is breaking away from the slab, the sealer can come off with it, most often where cars park. Those spots may need touching up with a brush from time to time.

Stains, mould and pavers

  • We will do our best on stains, but oil, rust, grout and old paint may not fully come out.
  • Because it's an outdoor surface, we can't guarantee mould will never come back. Sealing makes it harder for dirt and mould to get in, and easier to wash off.
  • We can't seal loose sand between pavers, so weeds can still come through there.

Colour

  • Swatches, colour charts and the visualiser on your quote are a guide. The colour can look different on your concrete and in different light.
  • Colour sealing gives a uniform colour, not a uniform texture. Old concrete, new repairs and worn areas can still look different under it.

Slipping

Sealed surfaces can be slippery when wet, especially on a slope, so please take extra care on those areas when it's wet. We offer a non-slip additive and recommend it on slopes. It reduces the risk but does not remove it.

If something isn't right

  • Tell us as soon as you can by text or call on 0483 986 825, and we will come and have a look. It's our work at the end of the day and we want you to be happy with it.
  • If it comes down to our workmanship or materials, we will fix it. If it comes down to the condition of the concrete, we will tell you straight and go through the options with you.

Warranty and your rights

  • We don't give a fixed warranty period, because every concrete is different and a lot depends on how the surface is looked after.
  • Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Nothing in these terms limits those rights. They include that our work is done with due care and skill and is fit for the purpose you told us about, and you are entitled to a remedy if it isn't.

Photos

We take photos before, during and after every job for our records. We may also show photos of finished work on our website and social media. If you would rather we didn't, just tell us.

Crack repair terms

These apply as well as the terms above whenever a crack repair is on your quote. Damaged areas will be repaired prior to sealing to significantly improve the overall appearance of the surface. These repairs are intended to improve the appearance and protect the surface.

Cracks may still be seen

Repairs will improve the appearance but may remain visible after sealing. Even a good repair can stand out a little.

They may crack again

If movement continues within the concrete slab, cracks may reopen over time. Future movement or settlement of the slab may cause repaired cracks to reappear and cannot be guaranteed against. There is no guarantee it won't crack again, because that's just natural concrete.

We can't promise a perfect finish

Due to the existing condition of the concrete, including structural cracks, larger cracks and surface holes, we cannot guarantee a perfect finish.

How we repair them

  • Hairline cracks are usually filled with sealer. Some go all the way through, so the sealer can seep down over the next day and the crack can show again.
  • For larger cracks we may grind the crack out, fill it with a flexible filler or repair compound, and seal over it.

A repair can look different

  • Filler is a different material to your old concrete, so a repair can look different to the rest of the slab, even under a colour.
  • On stencil or patterned concrete, a repair can stand out more than the crack did. On resurfaced concrete, grinding can cause lifting. In those cases we may fill with sealer only, or recommend leaving a crack alone, and we will talk to you about it.

Colour won't always hide it

A colour seal may not cover a crack completely. Darker colours hide more imperfections, and lighter colours can show more.

What a crack repair is not

  • A crack repair is a repair to the surface. It does not fix what caused the crack, such as tree roots, movement or drainage. If you are worried about the structure, please get a builder or engineer to look at it.
  • We repair the cracks on your quote or the ones we agree with you. Cracks that appear later are not part of the job.

Our promise

We will complete the repairs with care and attention to detail and will always aim to deliver the best possible result based on the existing condition of the surface. Your rights under the Australian Consumer Law, set out in our general terms, apply to crack repairs too.
